A Non-Qualified Mortgage (Non-QM) is a home loan that doesn’t meet the Consumer Financial Protection Bureau’s “Qualified Mortgage” standards — which were written primarily for W-2 employees. Non-QM loans use alternative income documentation such as bank statements, rental income (DSCR), P&L statements, or assets. They’re legal, regulated, and increasingly mainstream: Non-QM loans reached a record 8% share of total U.S. mortgage volume in 2025.
Who qualifies for a Non-QM loan?
Self-employed borrowers and business owners whose tax write-offs reduce their reported income; real estate investors who want to qualify on a property’s rental income; foreign nationals and ITIN holders without a U.S. Social Security number; retirees with assets but limited W-2 income; and anyone who earns real money but doesn’t fit the traditional mortgage box.
Do Non-QM loans require tax returns?
No. That’s the point. Bank statement loans qualify on 12–24 months of deposits. DSCR loans qualify on the property’s rental income. P&L loans qualify on a CPA-prepared profit and loss statement. None of these programs require you to submit your tax returns as the primary income document.
What credit score do I need for a Non-QM loan?
Most programs start at 620 for bank statement and DSCR loans. A score of 680+ typically unlocks better pricing and higher loan-to-value ratios. Scores of 720+ generally qualify for the most competitive terms. Some programs accept lower scores at reduced LTVs or with strong compensating factors like reserves.
What is a DSCR loan and how does it work?
A Debt Service Coverage Ratio (DSCR) loan qualifies an investment property based entirely on its income potential — no personal income verification, no DTI calculation. DSCR = Monthly Rental Income ÷ Monthly PITIA (principal, interest, taxes, insurance, HOA). A DSCR of 1.0 means the property breaks even. A DSCR of 1.25+ generally qualifies for the best terms. Your W-2, your personal debts, your other income — none of it factors in.
Can I use Airbnb or short-term rental income to qualify for a DSCR loan?
Yes, many lenders allow short-term rental income — but most apply a 75% income factor to account for vacancy. That means if your property generates $6,000 per month gross on Airbnb, the lender may use $4,500 as the qualifying figure. Markets with strong STR data — Orlando, Tampa, Miami, Gulf Coast — can qualify with projected income or historical booking reports from services like AirDNA.
How much do Non-QM loans cost compared to conventional loans?
Non-QM loans typically carry interest rates 1–3% higher than conventional loans, reflecting the alternative documentation and additional lender risk. However, they provide access to financing that would otherwise be unavailable. As Non-QM has grown to 8% of the market in 2025, competition among lenders has helped moderate rate premiums.
Can I get a Non-QM loan through an LLC?

It’s ideal for business owners with an accountant who can produce a certified P&L, those with complex multi-account banking that’s difficult to document, or borrowers who prefer a clean, simple income summary over 24 months of bank statements.
Can foreign nationals buy property in Florida using a Non-QM loan?
Yes. Foreign nationals without a U.S. Social Security number can use ITIN loans or specific foreign national programs to purchase or refinance U.S. property. These typically require 20–30% down, international credit references or alternative credit documentation, and in some cases a U.S. bank account. Note that Florida’s SB 264 includes restrictions on property purchases by nationals of certain countries — I’ll walk you through the current guidelines on your strategy call.
